The overall impact of the new design will be dramatic. we first started by building a pantry in the area that was origianally intended for a breakfast nook but that really didn't work out so well for my parents. after that was completed she was able to move all her food items in there so we could do some much needed demolition. We removed around 20 lineal ft of wall that opened the kitchen up to the dining room and living room, what a difference the open space is really great. All of the electrical has been moved and relocated and all of the old flooring has been removed down to the sub floor, also i have begun to install sheetrock in the needed areas. next week i will begin building the soffit extention, finish sheetrock, level the floors out and tape and coat the drywall. Soon we will be able to install flooring and primer and paint. I have been looking high and low for some work but it has become very difficult to find, It is like someone let the water run for too long and the well dried up. I am trying to stay positive about the situation but this is unreal. The sad part is all my friends and colleagues in this industry are fighting the same battle. This is a 16 x 14 Screen porch with an 8 in 12 roof line that makes the porch fit in well in size to the large back walls of this home. The exterior of the porch is wrapped in vinyl siding to match the exterior of the home and the support posts are wrapped in Azek pvc trim. Along with the aluminum soffits and the upgraded shingles this porch is completly low maintainence. The Customer decided for some privacy to use knee walls but at only two feet tall, so to gain our 36" minimum guardrail height we added a 1' Composite railing that was used throughout the Deck. Inside the porch is very traditional with 1x6 T&amp;amp;G knotty cedar and the flooring is Geodeck Mahogany color. The floor boards are tounge and groove this keeps the mosquitoes out and doesnt trap dirt and other items between the floor boards and the screen that is used in most other screen porches. The deck also has Geodeck flooring but in the traditional style to allow water to escape between the boards. Deckorators Stone post sleeves ( They are really made with foam ) and black spindles with decorative collars along with Timbertechs Builder board complete this Hybrid rail system. Malibu's line of low voltage lighting add accent light and help us comply with outdoor stair lighting codes. The siding is pre- painted( Baked-on in the factory ) James Hardi ( fiber-cement ) Clapboard. The Soffits are Hidden- vent aluminum panels and the facia and drip edge are also made from aluminum. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;All fastners are hiddden and much time was spent on the butt joints of the siding to make sure they were absolutly tight. Any nessessary exposed fastners were touched up with caulk and then painted with a small applicator that was filled with color mached paint from the factory. This product is very durable and easy to install.
